EIFS

Our EIFS inspection includes an inspection of your home or business. Our services involve a visual property inspection and examination to determine if the EIFS has been installed per industry standards along with a detailed report.

EIFS Defined

Exterior Insulation Finish Systems (EIFS) comes in several different types. A typical installation includes the substrate, polystyrene foam board either fastened, glued or both to the substrate, a fiberglass reinforcement mesh, a base coat (usually 1/16th to 1/4 inch thick) and a finish coat.

EIFS is a non-load bearing exterior wall finishing system that gives the building a stucco-like appearance. The system typically consists of four components.

  • Panels of expanded polystyrene foam insulation attached either adhesively or mechanically, or both to the substrate
  • A base coat that is troweled over the foam insulation panels
  • A glass fiber reinforcing mesh that is laid over the polystyrene insulation panels and fully embedded in the base coat
  • A finish coat that is troweled over the base coat and the reinforcing mesh. The base coat, mesh and finish coat are usually 1/8th to 1/4 inch thick. This is also called the lamina.

  • Adhesive and/or mechanical fasteners
  • Base coat and reinforcing mesh
  • Finish and primer
  • Flashing and sealants
  • Critical construction details (such as window sill/head/jamb, balconies, roofing, parapets,etc.).
  • List of construction sequence (trades that could damage or interfere with EIFS installation).
